About the project

Focal served as Technical Advisor on the redevelopment of the historic Minion building in central Athens. Originally Greece's first department store and a long-standing city landmark, located at 13–17 28th October Street, at the corner of Veranzerou and Satovriandou Streets, in the commercial core of central Athens. 

The property occupies a unified urban block formed by five adjacent plots, with a total land area of approximately 1,543 m², and comprises four interconnected buildings (Buildings B, C, D and E) with a total gross built area of approximately 13,770m².

The development consists of:

  • Retail accommodation at the first basement, ground floor, first and second floors
  • Office accommodation on the third to seventh floors
  • Ancillary storage and MEP facilities at the second basement level

The property is currently occupied by major tenants, including ZARA for the retail component, while office floors are occupied by INDITEX and PPC (DEI).

The property benefits from recently updated planning approvals, building permits, fire protection studies and energy performance certificates, supporting its continued operation as a mixed-use retail and office asset.

It is also noted that the building complex has been refurbished in accordance with the most advanced sustainability practices, as demonstrated by its certification under the international LEED v4 for Building Design and Construction standard, LEED BD+C: Core and Shell, at the GOLD level.
