The project concerns the renovation of an existing office multi-storey building into a 5-star city hotel, situated on the fringes of the prestigious Kolonaki area of downtown Athens. The renovation of the existing building included structural upgrade of the existing loadbearing structure, a total overhaul of all MEP requirements, a radical transformation of the internal layouts and of the façades, and the introduction of high-quality internal finishes as prescribed by a very well-known ID practice.
FOCAL assumed the role of fully supporting the client from the earliest stages of the project right up to the commencement of the hotel operation. Tasks included the management of all design teams in collaboration with the Lead Designer (PMA), the preparation of tender documentation for all stages of construction, collaboration with the client in selecting appropriate contractors for all afore-mentioned construction stages and the supervision and coordination of all construction works at a construction management level. FOCAL also provided invaluable assistance in coordinating the issuance of all necessary permits such as Building Permits and Tourism operational permits. Finally, PM tasks also included budgeting, overall schedule monitoring, detailed construction cost breakdown, on-site quality control, quantity survey and contractors’ payments management, and the compilation and submittal of the necessary documentation for receiving state subsidies through the relevant development laws, a procedure which was successful.
