About the project
The project is located in the neighborhood of Lycabettus Hill, one of the most known areas of Athens center. The asset consists of two buildings (one 7-storey with 1 basement and one 3-storey with 2 basements) that share an open courtyard and are connected.
The Development concerns radical renovation of the 2 buildings, including extensive structural reinforcements, in order to meet the new legislation standards, high end architectural finishes and 1st quality electromechanical infrastructure. The construction characteristics and quality of the materials used, together with the amenities provided were designed and selected in order to provide a uniquely upgraded aesthesis of living, and the upper floors of the buildings provide unparalleled views of the city of Athens. The total saleable area of the 19 apartments that are creating amounts to 1.900 m2, while the total buildable area of the Development (GBA) is close to 3.300 m2, taking into account the extensive auxiliary areas at the basements, which serve as parking and storage areas, as well as the common backyard.
Focal provides full scope of Project/Construction Management services throughout the Development, starting from the Technical Due Diligence report before the plot acquisition until the final handover of the Project. Indicatively, the services concerned design review & management, cost estimation, tenders process, value engineering, time, cost & quality control, monthly reporting, GC payments, claims control, financial closeout & handover.
