The project involved the construction of 1000 m2 of pools (5m depth), metal structures for crowd seating, mechanical building installations, and staff facilities to support a habitat of 11 bottlenose dolphins, and 2 California Sea Lions. The project was executed under a challenging time schedule with very little design being made available by the Client during the PM’s commencement. Requirements were developed as the construction was already underway and the PM team had to develop solutions for specialized installations and functions such as underwater sliding doors, apparatus for lifting dolphins out of the water for medical examinations, water overflow and filtering drains and traps, etc. Full pre-construction planning, budgeting, design management, tendering, and site supervision. Composition of all design scope, market research, design tender, design tender evaluation and recommendation, design management, authoring of construction tender scope documents. At the Client’s request no main contractor was selected and the PM team was called to supervise and coordinate numerous specialty technicians and sub-contractors. Indicative work packages managed included: earthworks, underground networks, steel reinforcement, concrete carpenders, shotcrete subcontractor, insulation subcontractor, painting subcontractor, electricians, pool equipment subcontractor, mechanical installation sound insulation specialist subcontractor, tent and shading structure suppliers, etc. For all of the above handling of all daily site supervision and crew coordination, contracts, invoices, time schedules, change orders, submittal review and quality / testing / and commissioning processes.
